When you’re keen to sell (and who isn’t?), it can seem tempting to reduce your asking price in a panic to encourage viewings.

We understand why a price drop might seem the only solution – especially as almost 7% of homes have seen the asking price reduced by at least 5% recently. Fall through rates are increasing too as buyers struggle to secure finance.

The Home Styling Company recently collaborated with Distinctive Developments Ltd – a multi-award winning boutique property developer and bespoke house builder.

We staged a stunning, open plan home which was one of three impressive new homes at Grange Farm in the village of Great Raveley. The project was a joy to work on for our team, and has very recently been launched on the market -  Kingsland Barn

The property is light, bright and airy thanks to the versatile 2,800 square feet of space. The overall proportions felt incredibly roomy and the vaulted ceilings and huge picture windows made sure all the accommodation was flooded with natural light
 which got us thinking.

We wondered how new build homes like those at Grange Farm with all those windows and all that open plan space compare in terms of energy efficiency with older homes built many years ago. Many buyers might feel that ‘traditional’ homes are always more ‘cosy’ and easy to keep warm but is that really the case?

Energy Efficient Facts             

We dug a little deeper and asked the developer Richard Evans, to put the case for new build homes as a money saving investment. Richard is the Founder and Commercial Director of Distinctive Developments - a family business based near Stamford, who have been building beautiful homes for over 20 years. The awards they have won for their developments are testament to their outstanding craftsmanship and attention to detail.

We asked Richard to give us the top 5 energy saving features of his properties and how they could help homeowners save money now and in the future.  Here’s what he said:

  1. We include high levels of insulation in floors, walls and roofs (well above building regulation requirements). Insulation is the number one money saver when it comes to energy efficiency and we have the benefit of new technology which simply didn’t exist before 1980 when 70% of England’s housing stock was built
  2. Our homes have thermally efficient windows and doors – all double glazed, some with heat reflective glass/brise soleil offering shading in summer months to south facing windows and doors. Air tightness is high meaning less heat leaks out and no cold draughts sneak in.
  3. Our homes are heated by air source heat pumps which are highly efficient especially when linked to underfloor heating as in the case of Grange Farm
  4. We use fan convector radiators that offer summer cooling (one of the very first installations of this innovative, new technology).
  5. All our lighting is LED (low energy and low cost).

All our houses are designed and built with sustainability and energy efficiency in mind and with rising energy costs, this has never been more important.

‘Dramatic Savings’ to be found in new homes says report

A recent report by The Home Builders Federation stated that the difference in energy efficiency between older properties and new build homes has become a real point of interest. The report (which has been compiled with government data) claims that buyers of new properties will save an average of ÂŁ2,000 in energy bills and reduce carbon emissions buy more than 2 tonnes per property each year.

Another victory for the power of staging

During our work as professional home stagers we are called upon to help sell all kinds of property from the smallest one bedroom apartments to grandiose country homes and everything in between. Lots of our clients are people who understand the property market – they are developers with years of experience who have discovered the power of Home Staging.

Bridgid from Oxfordshire is now one such convert after experiencing the power of staging first hand. Here’s her story.

Beautiful Spaces Need To Be Staged

Brigid had successfully developed a stunning property in highly desirable Abingdon in Oxfordshire and was ready to sell to release her capital. Although finished to a high specification and with large, airy rooms, the property had been offered for sale unfurnished and empty. Following the usual interest around a property new to market, some offers were submitted but they were way below Brigid’s expectations. What can vendors do to break the cycle of no interest in a home that has plenty to offer but just won’t sell? Read our blog to find out.

Every vendor hopes for the dream house sale; a great agent who organises plenty of viewings with eager buyers clamouring to offer the very best price followed by a swift and problem free completion. If that has been your experience – we salute you, well done.

A lovely house in beautiful Northamptonshire was offered for sale but fell victim to the problems we’ve been describing. It was a perfect storm of negativity. The ex-rental home had been offered for sale unfurnished and empty and had had no interest or viewings for several months. The initial agent had not done a great job; in the listing details some rooms had not been labelled and some had been missed altogether.

With zero interest and no viewings, the agent did nothing more than advise the dreaded price reduction – in this case, by £30,000. Understandably, the vendor had become totally disillusioned

New Strategy

The Home Styling Company were called in to assist and we realised immediately a new approach was needed. Although we are completely impartial, we work with enough Estate Agents to know a good one when we see them so we recommended a change of listing and the vendor signed with Haig Property Professionals www.haigpp.co.uk – an energetic and highly competent agent we know have their clients’ best interests at heart.

The Turnaround

Adam Young from Haig gave the vendor some honest feedback and went on to organise some remedial decorating, a garden tidy and some essential maintenance. The property was spacious, light and contemporary. The floors, fixtures and fittings were luxurious but even this high spec finish still wasn’t enough to tempt viewers while all the rooms were empty.

The Home Styling Company team stepped in to complete the transformation and worked our magic on the interior. After we installed furniture, furnishings and accessories we arranged new professional photographs for marketing and the house was re-offered for sale.

Guess what happened next?

Another win for professional staging as part of a focused approach in partnership with a great agent. Our collaborative project management took away the stress from the vendor and the new photographs of the staged home created a buzz online. With multiple viewings arranged, the staged home sold within two weeks.
