Does Home Staging Really Work?
Does Home Staging Really Work?
Our primary goal as professional Home Stagers is to add value to your house sale, but we often get asked "does home staging really work"?
Making the property look beautiful is a happy side effect of what we do.
I’d like to tell you Brigid’s Home Staging story which illustrates my point to great effect and if you click on the video below you can watch her interview with me where she chats about working with our team.
TURN YOUR VOLUME TO MAX.
Another victory for the power of staging
During our work as professional home stagers we are called upon to help sell all kinds of property from the smallest one bedroom apartments to grandiose country homes and everything in between. Lots of our clients are people who understand the property market – they are developers with years of experience who have discovered the power of Home Staging.
Bridgid from Oxfordshire is now one such convert after experiencing the power of staging first hand. Here’s her story.
Beautiful Spaces Need To Be Staged
Brigid had successfully developed a stunning property in highly desirable Abingdon in Oxfordshire and was ready to sell to release her capital. Although finished to a high specification and with large, airy rooms, the property had been offered for sale unfurnished and empty. Following the usual interest around a property new to market, some offers were submitted but they were way below Brigid’s expectations. Stepping back and taking a breath – Brigid considered the viewing feedback. To her surprise, some viewers said they found some of the rooms ‘small’. Stagers know that viewers often perceive empty rooms to be much smaller than they actually are, which is why marketing empty spaces is so much more difficult than furnished rooms. Brigid knew drastic action had to be taken to achieve the price she was looking for.
Friendly and Approachable
Deciding to stage her home before re-offering it for sale, Brigid received quotes from several staging companies but it was our friendly, informative approach as well as our superb client communication that drew her to The Home Styling Company.
One Chance To Make A First Impression
Admittedly still unsure about whether to have another go at selling unfurnished, or invest in Home Staging, Brigid realised that you only get one chance to offer buyers a first impression. Opting for Home Staging turned out to be the best decision she could have made. ‘I loved the fact that you had a range of furniture and accessories so we could choose the look that was most appropriate,’ remembers Brigid. ‘I realised you could easily make the house look like a show home but your staging made it look like a home,’ she adds.
‘Everyone who viewed put in an offer…’
Now fully staged by the Home Styling Company using gorgeous contemporary furniture and accessories, Brigid’s lovely home was re-launched for sale. ‘Within two days we had several viewings booked in and after the first weekend on the market we were thrilled to have received four offers… in fact, everyone who viewed put in an offer.
A Happy Ending
‘At the end of the week we had accepted an offer that was significantly over the asking price – more than recompensing us for the staging investment. The sale went through smoothly and we were very happy.’
We were delighted to be part of Brigid’s success story.. could we be part of yours?
