Reboot your mindset and stage your home to sell FAST!

Rewind a couple of decades and the property market was almost dormant until March. With the majority of homes marketed via local press and High Street estate agency windows, potential vendors hunkered down and waited until spring.

The rapid growth of the internet in recent years has forever changed the way people buy and sell residential property. According to online estate agents Yopa, 98 per cent of house hunters use the web to start their search for property.


A report by The Home Staging Association UK & Ireland published in Estate Agent Today (2019), says that staged properties sell three times faster than those that have not. Over 100 property professionals took part in a survey during a three month period and they included agents, developers and property managers.

The reports says 85 per cent of respondents said that a staged homes sell up to three times faster than a non-staged property.

94 per cent of the agents and 100 per cent of developers confirmed that home staging significantly increased the number of viewings for a property.

All respondents said home staging makes it easier for a buyer to visualise the property as their future home, and 75 per cent claimed buyers spend more time viewing a home that has been professionally staged.

“With houses currently sitting on the market at an average of 19 weeks, from initial listing to final offer, this is good news for those looking for a speedy sale” says the association.


Christmas and the New Year are major triggers for property moves. Whether you’re upscaling or downsizing you can be sure there are buyers looking for a property just like yours. Nobody’s garden looks it’s best in January or February but serious buyers always look past that and are much more interested in how your living space might work for them. Waiting for your cherry tree to blossom might mean that you come to market at the busiest time or at worst.. miss the boat completely.


Don’t forget that the current Stamp Duty holiday ends on 21 March (any chance of an extension please Mr Sunak?), so any sales completed before that date will benefit, potentially saving buyers many thousands of pounds.
