What Are Some Common Myths About Home Staging?

Home staging is an important step in the process of selling a house, yet there are many myths surrounding it that can lead to misconceptions and missed opportunities. Here are some common myths about home staging:

Myth 1: Staging is Too Expensive

Reality: While staging can involve some costs, it doesn't have to be prohibitively expensive. There are different levels of staging, from minor adjustments and decluttering to full furniture rentals. Many sellers find that the investment pays off with a quicker sale and often at a higher price.

Myth 2: My Home Looks Fine as It Is

Reality: Personal taste and décor styles vary widely. What appeals to a homeowner may not appeal to potential buyers. Staging helps to create a neutral, inviting space that allows buyers to envision themselves living in the home, which is critical for a successful sale.

Myth 3: Staging Only Works for Luxury Homes

Reality: Staging can benefit homes in all price ranges. Regardless of the home's market value, staging helps highlight its best features and makes it more attractive to a broader range of buyers.

Myth 4: Staging Is Just Decorating

Reality: Staging is more strategic than simple decorating. It's about creating a space that appeals to the greatest number of potential buyers, which can involve depersonalising the space, improving flow, and highlighting key features of the home.

Myth 5: Buyers Can Use Their Imagination

Reality: While some buyers can visualise a space's potential, many cannot. Empty or cluttered rooms can be distracting and make it difficult for buyers to see how the space can be used. Staging helps to create a vision of how each room can be utilised.

Myth 6: Staging Is Only Necessary for Empty Homes

Reality: While staging is crucial for empty homes, it's also beneficial for occupied homes. Even homes that are lived in can benefit from rearranging furniture, decluttering, and adding neutral décor to make the space more appealing.

Myth 7: I Can Do It Myself

Reality: While some homeowners may have a good eye for design, professional stagers bring experience and a fresh perspective that can make a significant difference. They understand current market trends and buyer preferences, which can be crucial in effectively staging a home.

Myth 8: Staging Won’t Make a Difference in a Hot Market

Reality: Even in a seller's market, staging can lead to higher offers and a quicker sale. Staged homes often stand out, attracting more potential buyers and sometimes leading to competitive bidding.

Myth 9: Every Room Needs to Be Staged

Reality: While it's beneficial to stage the main living areas (like the living room, kitchen, and main bedroom), not every room needs to be staged. Focusing on key areas can be sufficient and more cost-effective.

Myth 10: Staging Guarantees a Higher Sale Price

Reality: Many factors influence a home's final sale price, including market conditions, location, and the home's overall condition. Staging will definitely increase the likelihood of a higher sale price and a faster sale.

Understanding these myths can help homeowners make informed decisions about staging their homes, ultimately enhancing their chances of a successful sale.

The Benefits of Home Staging in a Slow Housing Market

Home staging can offer several significant benefits in a slow housing market where properties may take longer to sell. Here are some of the advantages:

1. Improved First Impressions: Home staging helps create a positive and memorable first impression for potential buyers. A well-staged home stands out in listings and during property visits, making it more likely to attract attention.

2Enhanced Visual Appeal: Staging highlights a property's best features and maximizes its visual appeal. Professional stagers use furniture, decor, and layout techniques to make rooms look spacious, inviting, and well-maintained.

3. Faster Sales: In a slow market, selling a home quickly is often a top priority for sellers. Staged homes tend to sell faster than unstaged ones because they appear move-in ready, reducing the time a property spends on the market.

4. Higher Sale Price: Staged homes often command higher sale prices compared to similar unstaged properties. When potential buyers perceive a home as well-maintained and attractive, they may be willing to pay more for it.

5. Emotional Connection: Staging helps buyers envision themselves living in the home. By creating an emotional connection, it becomes easier for them to see themselves making memories in the space, which can lead to more offers.

6. Professional Photography: Staged homes provide excellent opportunities for professional photography. High-quality listing photos can attract more online views and showings, increasing the chances of selling the property.

7. Reduces Negotiation: A well-staged home often requires fewer negotiations with buyers. When a property looks well-maintained and appealing, buyers may be less likely to nitpick during the inspection or ask for significant price reductions.

8. Competitive Advantage: In a slow market, competition among sellers can be fierce. A staged home can give you a competitive advantage over other listings in your area.

9. Cost-Effective: Staging doesn't always have to be expensive. In many cases, simple changes like decluttering, painting, and rearranging furniture can make a significant difference without a huge investment.

10. Expert Guidance: Professional stagers have expertise in design and real estate marketing. They know how to showcase a property's strengths and downplay its weaknesses, helping sellers make the most of their investment.

11. Flexible Budgets: Staging services can be tailored to fit a seller's budget. Whether you want a full staging with rented furniture or a consultation for DIY staging, there are options to suit various financial constraints.

12. Maximizes Space: Staging can help buyers see the full potential of a space, especially in smaller or awkwardly shaped rooms. Properly arranged furniture can make rooms appear larger and more functional.

In a slow housing market, where inventory may be high and competition stiff, home staging can be a valuable tool to make your property stand out and attract motivated buyers. It's an investment that can ultimately save you time and money by reducing the time your property spends on the market and potentially increasing its sale price.

Five Good Reasons to Stage Instead of Slashing Your Price

When you’re keen to sell (and who isn’t?), it can seem tempting to reduce your asking price in a panic to encourage viewings.

We understand why a price drop might seem the only solution – especially as almost 7% of homes have seen the asking price reduced by at least 5% recently. Fall through rates are increasing too as buyers struggle to secure finance.

Before you reduce your price, losing out on thousands of pounds in the process, why not consider a much smaller investment in professional Home Staging? We’ll help you to sell at an asking price you’re comfortable with.

Here are our top five good reasons to stage before you slash your price

1. Staged Property Sells Faster

In the UK, the average time an unstaged property takes to sell is 19 weeks. Between 1 October 2022 and 16 February 2023 on average it took 23.6 days to receive the first offer on all staged properties priced over £100,000.

The number of days to secure a buyer is rising for all properties though, which creates an even  stronger case for getting a home staged professionally.

2. Staged Property Sells for More Money

As well as selling faster, staged properties also tend to sell for more money. Typically, home staging adds between 8% and 25% to property retail value with a typical increase of around 10%.

Staging a property, with a value of £296,000 (the average price in the UK), could add £29,600 to the asking price. Allowing for staging costs of around 1% of the property value, this means realising an additional £26,000.

Worth considering? We think so.

3. Staged Home Photography Increases Online Viewing Time

Staged rooms simply photograph far better than unstaged. The professional interior photographers we work with know exactly how to shoot property for maximum wow power.

Studies suggest that poor-quality photos attract an average of 2 seconds per viewer on online portals and websites, compared with 20 seconds per viewer for properties with high-quality photos.

99% of physical viewings are now generated from online interest. If buyers are scrolling past your property no wonder no viewings are not happening.

Showstopping photography will stop them in their tracks and encourage them through the door.

4. Buyers spend longer viewing staged properties

Staging allows buyers to imagine themselves and their belongings in the property, which inspires them to put in an offer.

One measure of how well a property is viewed is the amount of time viewers spend in the property. When asked by Estate Agent Today, 75% of agents said that viewers spend significantly more time looking at a staged property.

The longer a potential buyer lingers, the greater the chance of an offer as well as potentially enhancing the size of the offer.

5. Staging helps landlords too

Staging homes doesn’t just benefit vendors. It can also be a landlord or property agent’s secret weapon for lettings.

86% of staged properties are rented out within a week, and for a higher rental value than those which have not been staged.

We could go on, but we hope our top 5 reasons will convince you to consider Home Staging before you slash your asking price.

Over 1.2 million properties are sold annually in the UK – make sure yours is one of them.

Could a Newly Built Property Save You Thousands of Pounds on Energy Bills?

Grange Farm Development

The Home Styling Company recently collaborated with Distinctive Developments Ltd – a multi-award winning boutique property developer and bespoke house builder.

We staged a stunning, open plan home which was one of three impressive new homes at Grange Farm in the village of Great Raveley. The project was a joy to work on for our team, and has very recently been launched on the market -  Kingsland Barn

The property is light, bright and airy thanks to the versatile 2,800 square feet of space. The overall proportions felt incredibly roomy and the vaulted ceilings and huge picture windows made sure all the accommodation was flooded with natural light… which got us thinking.

We wondered how new build homes like those at Grange Farm with all those windows and all that open plan space compare in terms of energy efficiency with older homes built many years ago. Many buyers might feel that ‘traditional’ homes are always more ‘cosy’ and easy to keep warm but is that really the case?

Energy Efficient Facts

We dug a little deeper and asked the developer Richard Evans, to put the case for new build homes as a money saving investment. Richard is the Founder and Commercial Director of Distinctive Developments - a family business based near Stamford, who have been building beautiful homes for over 20 years. The awards they have won for their developments are testament to their outstanding craftsmanship and attention to detail.

We asked Richard to give us the top 5 energy saving features of his properties and how they could help homeowners save money now and in the future.  Here’s what he said:

  1. We include high levels of insulation in floors, walls and roofs (well above building regulation requirements). Insulation is the number one money saver when it comes to energy efficiency and we have the benefit of new technology which simply didn’t exist before 1980 when 70% of England’s housing stock was built
  2. Our homes have thermally efficient windows and doors – all double glazed, some with heat reflective glass/brise soleil offering shading in summer months to south facing windows and doors. Air tightness is high meaning less heat leaks out and no cold draughts sneak in.
  3. Our homes are heated by air source heat pumps which are highly efficient especially when linked to underfloor heating as in the case of Grange Farm
  4. We use fan convector radiators that offer summer cooling (one of the very first installations of this innovative, new technology).
  5. All our lighting is LED (low energy and low cost).

All our houses are designed and built with sustainability and energy efficiency in mind and with rising energy costs, this has never been more important.

‘Dramatic Savings’ to be found in new homes says report

A recent report by The Home Builders Federation stated that the difference in energy efficiency between older properties and new build homes has become a real point of interest. The report (which has been compiled with government data) claims that buyers of new properties will save an average of £2,000 in energy bills and reduce carbon emissions buy more than 2 tonnes per property each year.

With energy efficiency and reducing the cost of living now high on buyers’ priority lists, it may be that newly built homes become the way forward for many. Don’t take Richard’s word for it - you can read the full report via this link.  Watt a Save Report October 2022

Would You Like To Sell Your Home Before Christmas?

Understand the power of staging.

How can home staging help you sell before Christmas?

Home Staging is the term used to describe the preparation and presentation of a home prior to offering it for sale.

Professional Home Stagers like The Home Styling Company are trained in the art of presenting your property to appeal to the highest possible number of potential buyers to ensure it sells quickly and for the highest possible price.

Stand out from the start

The vast majority of home searches begin online and the vast majority of vendors don’t invest in the kind of professional photography that we supply.

If the images of your staged home stand out from the Rightmove crowd, potential buyers are much more likely to stop, study and soak up the visuals rather than scrolling past your listing.

Online images of staged properties are well known to attract more viewings than their unstaged competition. The more viewings you can attract, the higher your chances of selling quickly.

Loving the lifestyle

Professional Home Staging results in beautifully presented living spaces that  have huge appeal. Buyers buy with their emotions and it is thought that almost 20% of viewers make a decision on whether they will make an offer the moment they walk through the front door. Over 80% of buyers cannot visualise the potential of a property. Why not use staging to help them imagine themselves living in yours?

Staging can boost your price

Property sales statistics clearly show that well presented homes attract more buyers, sell faster and earn a much better price. Professionally staged homes can sell for up to 10% more than the competition.

A complete staging service for an empty property where we furnish the entire home for a two-month rental period, will typically cost around 1% of the value of your property.  This will definitely cost less than a price reduction you may make if your property isn’t selling. You will recoup the price of your staging and MORE!

If you’re wondering if staging is really worth it, let’s look at an example.

The average price of a house in the UK currently is just over £280,000.  If staging helps generate an extra 10%, that’s and extra £28,000 on the sale price.

We also happily offer advice and help to homeowners preparing to sell their occupied home.

Staged properties can sell up to three times faster

The Home Staging Association UK & Ireland has published a report containing figures based on responses to a recent study. Property professionals taking part included estate agents, developers and property managers.

The report says 85 per cent of respondents claimed that a staged home sells up to three times faster than a non-staged property.

If you’re determined to sell before Christmas, and want to make sure your home makes a stunning first impression then don’t waste any time. Invest in professional staging before taking your home to the open market.
