Vacant/Empty Staging

Is it necessary to stage an empty property?

Industry professionals believe so. Over 90% of physical viewings are generated via internet browsing but images of empty homes simply don’t appeal. To make sure potential buyers don’t scroll past, we arrange for eye catching, magazine quality photography for the homes we stage so we can supply you with images that are designed to shine online. Standout images on any sales platform will lead to greater interest, more viewings and a quicker sale.

What is part staging?

In addition to staging all rooms we also offer a part staging service which includes just the key rooms in a property - typically the kitchen, living room, main bedroom and family bathroom. This option can provide the essential images for a minimal outlay.

What is the lead time?

Because we are full time, professional home stagers, we are able to offer a fast turnaround with just 2 weeks’ notice to install (subject to availability). The staging and installation process usually takes between 1 to 2 days on site to furnish and style, ready for your photography and launch.

What type of property can be staged?

Any kind of empty property can be staged to sell. As a starting point the property needs to be in a clean condition with a reasonable standard of decoration and flooring throughout. If you need assistance reaching this point, we can recommend trade professionals to address any repair or decoration issues before staging takes place.

What items does a staging package include?

We supply high quality furniture and accessories to fit all sizes of home. We have furnishings to suit every style of property from traditional, period and country homes to contemporary city apartments or new builds. Every item used in the staging of a property is included in the rental price. You can expect larger items like beds and sofas as well as art work, mirrors, rugs, lamps, bed linen, kitchen items, tableware, faux plants and flowers, window dressings, cushions, throws and all those carefully chosen accessories that make a house feel luxurious. Every item will be perfectly placed to ensure your sumptuous interiors are ready to entice viewers.

What does the installation fee include?

Everything. Our one-off fee includes a Home Staging package created especially for you. From the floorplan we create an original design based on your style of property, target market, guide price and location.

Following this will be the delivery and placement of all furnishings, making up of beds, hanging of artwork and styling of all rooms. On completion we’ll arrange for a professional property shoot by a specialist lifestyle photographer to supply all the images required for your marketing launch. After your successful sale our team remove all of the items and leave the property sparking for its new owner.

How much will it cost?

For an accurate price it’s best to contact us for an individual quote. As a guide, furniture rental prices start from £1,200 per month (minimum 3 month contract).  Prices exclude VAT. These guide prices would apply to part stage an average three bedroomed detached property. For a detailed quotation simply send us a copy of your floorplan, link to the property details or call us to chat through your requirements.

What’s the process?

The process is simple. Send us a floor plan or online property link. We will give you a call to confirm your requirements and budget. If you decide to proceed, we will visit the property to complete a survey and create a staging plan. A 3 month rental contract will be created with an option to extend to 4 months and beyond if needed (not usually necessary). Delivery will be between 5 and 10 days from your order and installation will take between 1 and 2 days. We’ll arrange an interior shoot with our professional photographer or photographs can be taken by your Estate Agent if you prefer. Once the property is sold, just give us a few days notice and we’ll remove all the staging, leaving the property clean and tidy.

Why do I need a Show Home?

Empty properties do not appeal to potential buyers so tend to take much longer to sell and achieve lower prices than staged homes. A skilfully staged show home helps buyers imagine themselves living in the property and is more likely to convert viewings into sales. Staging a show home can help to maximise your return on investment and achieve a much quicker sale.

What does the design and installation service include?

Our one-off fee includes a complete interior design and furnishing package for your show home with none of the spiralling costs and significant hours invested in sourcing and purchasing all the goods yourself. We will supply an original creative design to enhance and represent the style, quality and character of your property. Our team of professional stagers will deliver and install every piece of furnishing according to the detailed floorplan including the making up of beds, hanging of artwork and styling of all rooms. On completion we’ll arrange for a property shoot by a specialist lifestyle photographer to supply a portfolio of superb images for your marketing launch.

Do you provide extra services for Show Homes?

Yes we do. Staging a show home is a highly specialised process involving close co-operation with the developer, marketing team and estate agent. We provide additional design services for show homes. These include:

  • A full interior design consultation service during both the project planning and first fix stages. We can advise on all aspects of interior design from flooring, colour schemes and tile finishes to lighting, window dressings and room layout.
  • We will research and source goods and liaise with decorators on your behalf - saving you time and money.
  • We include ceiling shades in our all-inclusive quotes and can also supply specialist feature lighting which can later be relocated to another property or sold on to the buyer as part of a sales incentive. Similarly, we can source and install window dressings as an additional service.
  • It’s essential that your show home be presented immaculately at all times so we will source and direct a local cleaning professional on your behalf.
  • Our all-inclusive packages include up to 200 high quality professional photographs and we can also arrange for a professionally produced video tour of the property for you to share online to attract the highest levels of interest.
  • As well as providing a raft of high quality images for you to use online and in your brochures, we can also supply professional marketing copy and content to describe every element of your property in detail to potential buyers.
  • For larger numbers of properties or developers with a succession of projects, we offer furniture ‘bundles’ for sale as a more cost effective solution for repeated use. We will either relocate the contents to another show home location or you may choose to offer a ‘turn key home’ option to your buyer and recoup your costs.
  • We work closely with a range of agency professionals and will use our experience and regional knowledge to advise you on the most appropriate estate agent for your particular property.

Every item will be perfectly placed to showcase your hard work and help potential buyers visualise the desirable lifestyle on offer.

We are happy to offer a free quote for creating a show home and curating a collection of our rental of furniture designed to appeal directly to your potential buyers. We base our estimate on the style of your build, the guide price and your target market.

Design, delivery, installation, assembly and styling fees are all included in our rental packages. Packages start from £1000 per month. Our furniture purchase packages start at £7,000 plus VAT. This is a cost effective option for busy developers working on multiple projects.

How long will the Show Home process take?

We are able to offer a fast turnaround, with show homes created and installed form two weeks after the contract is agreed, depending on your specification.

What is the process?

The show home process is very simple – we understand the demands of working to a tight schedule. Simply send us a floor plan, any CGI images and/or a link to Rightmove as well as a description of your ideal buyer. From this information we’ll then email you a no-obligation quote which includes indicative design visuals and inventory information for each room.

If you wish to go ahead, we’ll complete a site visit to collect measurements and discuss timescales for installation.  Once the show home installation is complete, we will arrange a portfolio of impactful, creative photography for your sales launch.

Styling to Sell

Will you have items to suit my home?

We have an extensive and ever changing collection of high quality, stylish accessories, cushions, faux plants, artwork, rugs, bed linen and other items which we’ll match up with your requirements and use to perfectly complement your home. We have homewares and soft furnishings to suit any age, style, size and character of property from contemporary to traditional.

What does the styling fee include?

The one-off fee includes:

  • An in depth conversation about your requirements
  • An experienced home stylist for a full day at your property
  • Beautiful accessories and soft furnishings to enhance each room
  • An interior shoot by a professional lifestyle photographer.
Are the styling items you use available to buy?

Very often, clients are so pleased with their home’s new look, they ask if they can buy the items used. We’re happy to provide prices for individual items used on the day and of course, it’s helpful for potential buyers to recognise the room schemes from the photographs when viewing.

What does a styling day cost?

Our styling days start from £750. This price includes the use of all furnishings, a complete styling service and professional photography. There are no hidden extras. This costing would cover a typical 3 bedroom detached property but for a detailed individual price simply send us a copy of your floorplan or link to the property details.

When will I see the photographs?

We offer a very speedy service. The images will be supplied within 3 working days to avoid any delay with your marketing launch.

What’s the process?

Our professional stylists will create a plan for your home using photographs and a telephone interview. We will arrive at an agreed time bringing with us a range of accessories and furnishings to complement your existing room schemes. After styling, we will invite our professional photographer to capture your home and supply a portfolio of marketing images for you or your agent to use.

Virtual Staging

How does virtual staging work?

We use pictures of your empty rooms to digitally create room schemes for each one. Your enhanced, virtually staged images can be used to show potential buyers how each room might look when furnished. Virtually staging an empty property offers much more ‘web appeal’ and is likely to lead to more viewings than showing a series of empty spaces.

How much does virtual staging cost?

Images cost from £150 per room, and a set of 6 images showing your property fully staged is just £599.

How long does it take to get the final images?

Images will be supplied for your approval within 5 working days.

What is the process?

Initially, you supply us with images of each room to be virtually staged. Don’t worry if you don’t have a flair for photography as we provide detailed direction on how to generate the best starting images. Using the images of your empty rooms, we will select amazing furniture and accessories in keeping with your property's style and your target market.

The end result is a set of impressive and realistic images showing potential buyers exactly how your property might look and feel when fully furnished.

What does the virtual staging fee include?

The one-off fee includes help (if you need it) with starter images as well as the bespoke design and production of a set of virtually staged photographs of your property.
